Covenants
Each homeowner should be aware that the Herons’ Landing Development is guided by the Covenants, bylaws, and amendments of the Viera East Community Association and the Herons’ Landing District Association. Copies of these documents are available from Leland Management. Herons Landing Covenants can be accessed on this website.
ARC Guidelines
All exterior alterations, additions, or modifications (including any painting) of the home and/or landscaping must be approved in advance by the Architectural Review Committee (ARC). The Viera East Residential Design Guidelines, the Herons’ Landing District Association Architectural Review Committee Procedures and Guidelines, the Covenants stated above, and the Herons’ Landing Hurricane Shutter Policy are the primary documents guiding this review. A paint color selection binder ring has been created by the ARC to guide the homeowners in selecting paint colors. The list of the colors is shown in the Herons’ Landing District Association HL ARC Guidelines Rev Jan 2023. You may also view the colors by going to the Sherwin William (SW) website.
Maintenance Standards
Homeowners in the Herons’ Landing Development shall keep their property maintained. The Herons’ Landing Maintenance Standard and Herons’ Landing Covenants describe what is expected of the property owner.
